A separate application is required for each occupant 18 years of age and older for each Guarantor.
The application fee is $50 AND is NON-REFUNDABLE. The application fee must be paid at the time of application submission. Applications will NOT be processed without the fee being paid.
A lease preparation fee of $175 will accrue once the tenant application is approved. This fee is NON-REFUNDABLE even if the tenant ultimately does not take possession of the premises.
Eagles World Property Management requires ALL future residents to submit a clear, legible, valid, unexpired, government issued ID. This means each applicant and Guarantor must submit identification at the time the application is submitted.
Any applicate or Guarantor with a credit score of less than 620 will not be considered. Bankruptcies are reviewed on a case-by-case basis.
Please Note; Unlock your credit report(s) BEFORE you submit your application. If credit reports are not unlocked during the first processing attempt, the applicate or Guarantor will have to pay an addition application fee for the second application processing.
It is required that future residents have a 2-year rental or mortgage payment history. Your rental or mortgage history must reflect no more than 2 late payments of less-than 10 days in any 12-month period and no evictions.
When applying to one of Eagles World Property Management properties, you are required to make 3x’s the monthly rent amount. Income MUST be verifiable.
Verifiable Income Documents:
1) The 2 MOST RECENT paystubs
2) 1 year of bank statements
3) Tax Transcript from the IRS Website (1099 Employees may be asked for 1 or more of these documents)
4) Future Employment Letter OR Offer Letters*
*Please Note; Future residents who are supplying Eagles World Property Management with Future Employment Letter or Offer Letters will still have to show recent proof of income & the Future Employment Letter or Offer Letter MUST reflect the above income limits.
If the application indicates pets will reside in the home, a non-refundable pet deposit(s) will be collected at the time of application approval. Be aware that some owners, HOA’s, & Condo associations MAY restrict; breed or weight of pet(s). Therefore, the deposit(s) may adjust to a higher amount and will be disclosed at the time of application. If you have ant questions, please feel free to ask questions before hand.
Please Note;
a) Veterinarian records will be needed. Documentation of vaccinations and other medical history will be requested as well as photos of pet(s).
b) All applications must be submitted through www.petscreening.com for proper vetting of their pet OR sign an affidavit for not having a pet.
c) Nondisclosure of a pet WILL terminate the lease agreement with Eagles World Property Management
